Job purpose

The Senior Design Manager reports directly to the Chief Operating Officer and takes the overarching functional responsibility for coordination and resolution of design and technical services. He acts as the technical focal point for all technical department heads – ARC/STR/Civil/MEP/MEQ and 3rd Party Design Consultants to ensure the delivery of IHG’s technical and design obligations and compliance with design and Client requirements.

The essential functions and responsibilities are to take responsibility for reviewing all technical proposals, the control and management of 3rd Party Design teams and the accurate presentation of submittals for approval, including shop drawings, document and calculation submittals, material and vendor pre-qualifications, RFI’s and Method Statements, and ensure a coordinated approach to meet project KPI’s. He will ensure a consistent and thorough review of submittals and act as the lead person in resolving detailing and technical issues supporting the Project teams. 

The Senior Design Manager will work closely with the Chief Operating Officer, Project Directors, Healthcare Architect and project/construction management teams to ensure a proactive and solution based service to forward plan technical resolution to ensure submission of proposals to Clients during PDA and project delivery. Forward and short term “look ahead” planning will be a pre requisite of the role. He will be a decision maker and solution finder.

The Senior Design Manager shall be the reference point for Contract compliance in meeting the requirements of the Specifications and Drawings. He will be the principal liaison point with the Design Team and ensure the design concept is delivered through the production information. He will act as the principal conduit on all technical issues with Client, Contractor and 3rd party Stakeholders.

The Senior Design Manager will give advice on the acceptance of alternative design or Contractors Change Proposals and any relaxations of the Contract Specifications.

The Senior Design Manager will chair the weekly Technical Meetings and monitor actions and close out accordingly. 

The Senior Design Manager shall also lead and coordinate the planning and programming of the close out procedure for the hospital, such as testing plans, inspection plans, pre-commissioning, commissioning, as-builts, O & M’s and warranty documentation etc. 

Minimum qualifications / education / experience / training / knowledge

Degree, Certification, Accreditation

  • Degree in Engineering or Architecture
  • Professional membership of an accredited body – eg RIBA

Years of Experience

  • Min 20 years experience in a Senior Design/Engineering/Technical role
  • Architectural background would be an advantage 
  • Design office experience
  • Contracting incl Design Build experience essential

Language Skills

  • Fluent in English, excellent writing and negotiation skills.
  • Working knowledge of a 2nd language would be an advantage

Working Experience

  • Previous experience on projects of comparable size and complexity, or experience in a comparable role with similar required skills.
  • Working knowledge of codes, regulations and Authority requirements
  • Design knowledge.
  • Medical / Healthcare experience essential
  • Experience in hospital construction and/or ‘design and build’ contracting would be an advantage. 

International Experience

  • International experience preferred

  • Excellent management, communication, and organization skills are required. 
  • Act as a focal point for the project team on all technical issues.
  • Strong interpersonal skills to facilitate effective coordination and resolution of critical issues. And coordinate multi disciplinary design teams in multiple locations
  • Commercially aware and well developed negotiation skills to secure cost effective solutions.
  • Proven experience managing technical staff  
  • Experienced in overseeing the administration of contracts
  • Flexible and adaptable
  • Ability to innovate and drive solutions

Computer / Software

  • Sound computer skills in MS Office.
  • Familiarity with design software an advantage eg Revit
  • Working knowledge of BIM
